Not every surface wants the same pressure or the same cleaner. Here is what to know about pressure washing on the First Coast.

High-pressure washing has its place, driveways, concrete walkways, and heavy-buildup vinyl siding, but stucco, block, brick, wood, Hardie, and roofs typically want soft-washing, which is low pressure plus a cleaning solution that does the real work. Our crews adjust pressure, nozzle, and stand-off distance for every surface. On the First Coast, pressure washing (or soft washing) is essentially step one of every exterior painting, brick painting, deck staining, and fence staining project. It removes the chalk, mildew, and grime that would otherwise prevent the new finish from bonding. Every pressure-washing project starts with a free walkthrough where our crew measures square footage, notes surfaces, and identifies any items that need extra care. We deliver a written scope so the price is agreed upfront.

That is especially important on older masonry and painted brick in Riverside, Avondale, San Marco, and historic downtown Jacksonville, where too much pressure can damage mortar or drive water into a wall. Why does my Florida home get so much mildew and algae?

Northeast Florida humidity, dense tree canopies, and warm temperatures year-round create ideal conditions for mildew and algae to grow on siding, walkways, roofs, and fences.
