Limewash is a mineral finish with real depth and history. Here is what to know before you limewash a brick home on the First Coast.
Traditional limewash is slaked lime, water, and mineral pigments. When brushed onto raw masonry, the lime carbonates and bonds with the surface at a chemical level, becoming part of the wall rather than a coating on top. The result is a matte, chalky, dimensional finish that softens over time. Limewash traditionally trends white and off-white, but Romabio offers a range including soft grays, warm limestone tones, and darker charcoals. On the First Coast, warm whites and driftwood grays pair beautifully with coastal architecture, while darker limewash tones look striking on historic downtown or San Marco homes. Every limewash project starts with a free in-home estimate and a sample application on your wall so you can approve color, weight, and technique before the full job. On the day of application we mask, protect landscaping, mist the wall for correct absorption, and hand-brush the limewash in layers.
On the First Coast we use Romabio Classico Limewash, one of the most trusted authentic limewash products available in the U.S., along with Romabio's mineral finishes for stucco and interior masonry. Product choice is matched to the substrate. Because limewash is applied in layers, we can leave more or less of the underlying brick color showing through. During the free estimate we sample two or three tones and finish weights on the actual wall. Finishing details, including softening or knocking back the finish in certain areas, are part of the craft, and our crews walk the wall with you at the end. The 3-year transferable warranty documents the work.

Check for prior sealers (a bead-and-shed test with water tells you fast), efflorescence, and any peeling coatings, all of which need to be addressed before applying limewash.
