Your Pressure Washing Project, From Consultation to Completion

Every spring, pine pollen turns Northwest Atlanta homes, driveways and decks yellow, and humid shade grows mildew on north walls the rest of the year. Add red clay splash along foundations and siding needs a real wash more often than most owners realize.

Pressure Washing for Northwest Atlanta Homes

The cleaning load here follows the seasons. Pollen arrives in a thick yellow coat each spring across Marietta, Kennesaw, Canton and the rest of the territory, summer storms splash red clay onto foundations and the lowest siding courses, and fall leaves leave tannin marks on decks and walkways. Homes on wooded lots near Lake Allatoona and in northern Cherokee also fight green growth on shaded walls and roof edges for most of the year.

Different surfaces need different handling. Vinyl and fiber-cement siding take a soft wash with cleaner and a gentle rinse, brick and concrete drives can take more pressure, and softwood decks and fences need a careful fan tip to avoid furring the boards. Red clay stains often need a dedicated cleaner, since water alone tends to spread the color rather than lift it. Downspout discharge areas and walkways along beds get extra time for that reason.

Washing is also the first day of any good repaint. Before exterior painting, a clean, dry wall gives primer a surface it can actually grip, which is a theme in our notes on long-lasting exterior paint. A wash also sets up deck staining when the boards have greyed and need fresh protection.

Pressure Washing FAQs in Northwest Atlanta

Yes, a proper wash removes both pine pollen and mildew from siding, but mildew needs a cleaning solution as well as water to keep it from returning quickly. Siding gets a low-pressure application of cleaner, time to work, and a thorough rinse, which is gentler on paint and seals than blasting at high pressure.

High pressure can damage hardboard siding by forcing water behind laps and into exposed edges, which leads to swelling. Hardboard homes common in older Cobb neighborhoods are washed with a soft wash approach and lower pressure, and any swollen or soft boards found along the way are noted for repair before paint.
