Pressure Washing in Lake Murray

Pressure washing is one of the busiest scopes we run around Lake Murray every year. Pine pollen, hardwood tannin, subtropical mildew, and lake-splash spray coat driveways, sidewalks, and elevations year-round, and by late summer mildew on shaded north walls in Chapin, Irmo, and lake-shore homes is heavy enough that any repaint bonded on top would fail early. Crews adjust pressure and tip size to the substrate so painted brick, cedar shingle, painted wood, HardiePlank, and concrete each get the right approach.

Older Irmo and Lexington wood-siding homes tend to have chalky paint that will not tolerate maximum pressure, while newer Chapin and Lexington builds can take a more aggressive wash. Cedar shingle facades take a soft-wash chemical approach rather than mechanical pressure to preserve the shingle face. Concrete, pavers, and stamped hardscape each get a different pressure and detergent approach at the estimate.

Most standalone pressure-washing requests here are pre-listing cleanups or pre-paint prep. When the goal is a full exterior repaint, the wash is scoped as the first day of the project so paint bonds to a clean substrate.
