Stucco shows up in Birmingham in three distinct waves: original three-coat stucco on 1920s and 30s Tudors in Mountain Brook and Redmont, Mediterranean-influenced homes across Forest Park and Southside, and a much larger volume of EIFS and synthetic stucco on late-80s and 90s builds around Hoover and along the 280 corridor. Each system fails differently, and the first job on any stucco call is figuring out which system is actually on the wall, because the repair for traditional stucco is almost never right for EIFS. Traditional stucco tends to fail at foundation transitions, window and door heads, and any place a downspout has been discharging against the wall for years. We cut cracks back to sound material, address the source of the movement or moisture where possible, and repair with a compatible base and finish coat so the patch behaves like the surrounding wall through Birmingham's freeze-thaw shoulder seasons. Painting a cracked stucco wall without addressing the source underneath just moves the failure a couple of feet, which is why fresh caulking at every joint is part of the same scope.
EIFS repairs are a different discipline because the system is a layered assembly and moisture inside it is often invisible from the outside. We probe suspect areas, remove damaged foam and mesh back to dry, sound substrate, and rebuild the assembly in the correct order before the finish coat goes back on. Only after the wall is dry and the repair has cured do we bring the exterior paint or elastomeric finish across it, because coating over unresolved moisture in EIFS is one of the fastest ways to make a small problem an expensive one.
